Malvern pending sales rose even as closed sales slipped

Here is the one thing that matters most right now. The Real Estate Data Aggregator counted 878 pending sales across Malvern in the three months ending August 31, 2026. That is up 5% from the same months in 2025. Demand is still moving. It just has not all shown up as closed sales yet.

Compare that with what CNBC reported nationally. Pending home sales were down 8.5% year over year across the country. Malvern went the other way. That gap is worth paying attention to.

The Real Estate Data Aggregator counted 925 homes sold across Malvern in the same period. That is down 4.2% from a year before. Not every deal that went under contract closed in time to be counted. That is a normal lag, not a sign the market stopped.

What is happening ZIP by ZIP

The story is different depending on where you are. Two ZIPs saw pending sales jump sharply. Others were flat or slightly lower. Here is what the Real Estate Data Aggregator found for each ZIP in the three months ending August 31, 2026.

ZIP 19355 stands out. The Real Estate Data Aggregator recorded 110 pending sales there, up 44.7% from a year before. New listings in 19355 also rose 42.4%. More homes came on, and buyers responded.

ZIP 19425 also saw gains. The Real Estate Data Aggregator counted 57 pending sales there, up 16.3% year over year. Closed sales in 19425 rose 16.7% too, so that ZIP is firing on both counts.

ZIP 19382 is the one to watch on the other side. The Real Estate Data Aggregator recorded 167 pending sales, down 8.2% from a year before. Still, 193 homes closed there, up 1%. And the median days on market fell 6 days shorter than a year ago, to just 21 days.

Prices and speed across the market

Prices held up in most ZIPs. The Real Estate Data Aggregator put the median sale price at $590,000 in 19335, up 5.4% from a year before. In 19460, the median was $530,000, up 8.8%. In 19355, the median dipped to $750,000, down 4.2%, even as pending sales surged.

Homes are still selling above list price in most ZIPs. The Real Estate Data Aggregator found that in 19380, 56% of homes sold above list price. In 19335, it was 50.9%. Only 19425 averaged below list, at 99.4% of asking price.

The national picture adds context

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average rate on a 30-year fixed mortgage at 7.50%. That is a real headwind for buyers everywhere.

Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That is the national picture. Malvern's sale-to-list ratios stayed above 100% in five of six ZIPs, per the Real Estate Data Aggregator. That is a different story.

CNBC reported that Fannie Mae forecasts the 30-year fixed rate at 7.5% for all of 2027. That matters for how buyers plan. It does not change what is happening in Malvern right now, but it is worth knowing.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several Malvern ZIPs outpaced that, per the Real Estate Data Aggregator.

Supply stayed tight

The Real Estate Data Aggregator counted 494 homes for sale across Malvern in the three months ending August 31, 2026. That is down 4.8% from a year before. New listings across the market were up just 0.8%, to 940.

Months of supply ranged from 1.4 months in 19382 and 19460 to 2.1 months in 19355. All of those are low. That is why prices have held up even as some closings slowed.

In short
  1. Malvern pending sales rose 5% while the national number fell 8.5%.
  2. Closed sales dipped 4.2%, but supply stayed tight and prices held up in most ZIPs.
  3. The three months ending August 31, 2026 showed a market where demand is still present, even if some deals are taking a little longer to cross the finish line.

One more thing: these numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. The data above is a starting point, not the final word on your home.
