Malvern listings stayed tight even as more deals moved into contract
Here is the one thing that matters most right now. The Real Estate Data Aggregator counted 878 pending sales across Malvern in the three months ending August 31, 2026. That is up 5% from the same period a year before. Buyers are still moving, even with borrowing costs where they are.
CNBC reported that the average 30-year fixed mortgage rate reached 7.49% in early October. That is a real cost. Not every buyer shrugs it off. But the pending sales number says enough of them are still out there to keep this market moving.
Inventory fell while contracts rose
The Real Estate Data Aggregator counted 494 homes for sale across Malvern in that same period. That is down 4.8% from a year before. Fewer choices for buyers, and more competition for the homes that do come up.
New listings across Malvern came in at 940 for the period, up just 0.8% year over year, according to the Real Estate Data Aggregator. More homes hit the market than were available at any one time, but only barely more than last year. Supply has not opened up in any meaningful way.
Each ZIP code tells a different story
The market-wide numbers are one thing. But the Real Estate Data Aggregator shows real differences from one ZIP code to the next. Here is how the six ZIP codes compared on median sale price and days on market.
ZIP 19382 sold at a median price of $685,000 and homes moved in just 21 days, 6 days faster than a year before, per the Real Estate Data Aggregator. ZIP 19380 had the highest share of homes selling above list, at 56%, also up 1.1 points year over year. ZIP 19425 was the softer spot: the median sale price there fell 11.9% year over year to $667,000, and days on market stretched 10 days longer, both per the Real Estate Data Aggregator.
Pending sales by ZIP code
Not every ZIP code saw pending sales rise. The Real Estate Data Aggregator shows the spread clearly.
ZIP 19355 stood out. The Real Estate Data Aggregator counted 110 pending sales there, up 44.7% from a year before. Inventory there also rose sharply, up 57.7% year over year to 82 homes. More supply came in, and buyers responded. ZIP 19382 saw pending sales slip 8.2% year over year, even as homes sold faster.
What this means if you own a home here
Across Malvern, the Real Estate Data Aggregator counted 925 homes sold in the three months ending August 31, 2026. That is down 4.2% from a year before. Fewer sales closed, but more went under contract. That gap is worth watching.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest since October 2022. That is not what the Real Estate Data Aggregator shows happening in most of Malvern's ZIP codes. Most local sale-to-list ratios stayed above 100%. That is a meaningful difference from the national picture.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Several Malvern ZIP codes beat that. ZIP 19460 was up 8.8% year over year to a median of $530,000, and ZIP 19335 was up 5.4% to $590,000, both per the Real Estate Data Aggregator.
How fast are homes going under contract?
The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing. The numbers show real differences across ZIP codes.
ZIP 19380 led at 63.3%, though that was down 10.4 points from a year before. ZIP 19382 held at 61.7%, up 4 points year over year. ZIP 19425 improved by 4.6 points to 59.7%. ZIP 19355 was the slowest at 47.3%, down 5.3 points. All figures are from the Real Estate Data Aggregator.
