Malvern has more deals in motion even with fewer closed sales
The one number that changes what you should do right now: pending sales across Malvern rose 5%. That means more buyers are making offers, not fewer. Demand has not disappeared. These numbers cover the three months ending August 31, 2026.
The Real Estate Data Aggregator counted 878 pending sales across the Malvern area in the three months ending August 31, 2026. That is up 5% from the same months of 2025. Closed sales came in at 925, down 4.2% from a year before. More deals are in the pipeline than the closed count suggests.
Redfin reported that Philadelphia home prices rose 1.9% in September on a seasonally adjusted basis. That broader trend lines up with what the local numbers show: buyers are still active in this area.
What is driving the gap between pending and closed?
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Higher rates slow the path to closing. Some deals take longer. That can push closed sales down even when buyer interest holds steady.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Not every home in Malvern sells without a price adjustment. Pricing carefully from the start still matters.
How each ZIP code reads
19355 Malvern: pending sales jumped, median price dipped
The Real Estate Data Aggregator counted 110 pending sales in ZIP 19355 in the three months ending August 31, 2026. That is up 44.7% from a year before. Closed sales edged down just 0.8% to 119. So the pipeline is filling fast even as the closed count barely moved.
The median sale price in 19355 came in at $750,000, down 4.2% from a year before. Prices dipped a little. But homes still sold at 102.3% of list price on average, up 1.4 points from last year. That means buyers are still willing to go above asking when a home is priced right.
19460 Phoenixville: the most pending sales and prices up nearly 9%
The Real Estate Data Aggregator counted 180 pending sales in ZIP 19460 in the three months ending August 31, 2026, up 7.1% from a year before. The median sale price rose 8.8% to $530,000. Homes sold in a median of 24 days, five days faster than a year ago. This ZIP showed the strongest price growth of any in this report.
19380 and 19382 West Chester: fewer closings, but buyers still paying over list
In ZIP 19380, the Real Estate Data Aggregator counted 159 homes sold, down 17.6% from a year before. Even so, 56% of homes sold above list price, and the sale-to-list ratio came in at 102.9%. Homes that did sell moved fast, with a median of 23 days on market.
In ZIP 19382, the Real Estate Data Aggregator counted 193 homes sold, up 1% from a year before. The median sale price was $685,000, up 0.7%. Homes sold in a median of 21 days, six days faster than a year ago. Nearly 62% of homes went under contract within two weeks of listing, up 4 points from 2025.
19335 Downingtown and 19425 Chester Springs: more choice for buyers
In ZIP 19335, the Real Estate Data Aggregator counted 130 homes for sale, down 5.1% from a year before. Supply stayed tight at 1.8 months, unchanged from 2025. Still, homes took a median of 35 days to sell, six days longer than a year ago.
In ZIP 19425, the Real Estate Data Aggregator counted 34 homes for sale, up 36% from a year before. More choice helped buyers. The median sale price fell 11.9% to $667,000. But pending sales rose 16.3% to 57, so buyers are still moving even with the wider selection.
The wider picture
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Redfin reported that U.S. home prices rose 3.8% year over year in September, the fastest annual growth since June 2025. Malvern's own numbers sit inside that broader trend of steady, if uneven, price movement.
- Across the Malvern area, the Real Estate Data Aggregator counted 878 pending sales in the three months ending August 31, 2026, up 5% from a year before.
- Closed sales fell 4.2% to 925. Buyers are still stepping in.
- Homes priced well are still drawing offers above list in most ZIPs.
- One street can read very differently from the whole ZIP code, so the numbers above are a starting point, not the whole story.
