Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 82 homes for sale in ZIP 19355 during the three months ending August 31, 2026. That is up 57.7% from the same months in 2025. More supply means buyers have more to compare. Sellers who price carefully will stand out. Those who do not may wait longer.

More choices did not stop buyers from moving. The Real Estate Data Aggregator counted 110 pending sales in 19355, up 44.7% from a year before. Realtor.com reported active listings grew 5.5% nationwide over the same stretch. Malvern's jump was ten times that pace, yet deals kept closing.

Prices Dipped a Little in Malvern

The median sale price in 19355 was $750,000, according to the Real Estate Data Aggregator. That is down 4.2% from the same period in 2025. A small dip, not a collapse. Homes still sold for 102.3% of list price on average, up 1.4 points from a year ago. So buyers paid over asking even as the median slipped.

Nearly 4 in 10 Malvern homes sold above list price, the Real Estate Data Aggregator found. That share, 39.5%, slipped just 0.5 points from a year ago. And 47.3% of homes went under contract within two weeks of listing. That is down 5.3 points, a small honest admission that not every home sold fast.

How the Nearby ZIPs Compare

The picture shifts when you cross into neighboring ZIP codes. West Chester and Phoenixville moved faster. Malvern's 33-day median was still competitive, but the spread is worth knowing.

West Chester's 19380 had only 1.6 months of supply, per the Real Estate Data Aggregator, down 0.4 months from 2025. Malvern's 19355 sat at 2.1 months, up 0.8 months. More supply in Malvern means buyers have real options. It also means sellers feel more competition.

The Wider Market Adds Some Pressure

Mortgage rates are not helping buyers stretch. Redfin reported a weekly average rate of 7.32% for the four weeks ending October 25, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That lifts monthly costs and can slow decisions.

Realtor.com also reported that 20.8% of listings nationwide took a price cut in September 2026, the highest share since October 2022. Malvern's sale-to-list ratio stayed above 100%, so local sellers held up better than that national picture suggests. Still, it is a sign that overpriced homes are not getting a pass anywhere.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Malvern's 19355 dipped 4.2% over the same stretch. That gap is worth watching if you are thinking about timing.

Across All Six ZIPs, Deals Are Still Getting Done

The Real Estate Data Aggregator counted 925 homes sold across all six Malvern-area ZIPs in the three months ending August 31, 2026. That is down 4.2% from a year before. But pending sales across the same six ZIPs totaled 878, up 5% from 2025. Buyers are still signing contracts.

New listings across all six ZIPs totaled 940, up just 0.8% from a year ago, per the Real Estate Data Aggregator. Supply grew in 19355 in particular, but the overall market did not flood with new homes. That balance kept deals moving.
